Bellago Club

We are developing a land plot of 5,6 hectars, located 19 km from the MKAD (28 km driving distance), on the banks of a lake North of Moscow.
The land plot is being developed for construction of a modern cottage village, intended for a “High Class” clientele. The village will hold up to 21 houses.

The Master Plan and concept was developed by world renown architectural bureau Studio Antonio Citterio & Partners, known also for various elite developments on Rublevskoe Shusse (Hotel at Barvika Luxury Village).

The site

The site is located North of Moscow, between the Dmitrovskoye and Yaroslavskoye Highways (Shusse’).

The land is located close to Stepankovo Village, 5 km from the town of Pushkino. Pushkino represents one of the largest towns on Yaroslavksoye Highway.

The Northern Region of Moscow is considered the best in terms of ecology. Rich in coniferous forests, rivers and lakes, the area is generally associated with a healthy life-style in contact with nature.

The plot has a triangular form. It is located on a so-called peninsula with direct access to the lake and a sandy beach.

Proximity to Moscow, vicinity to a large body of water, and easy access make this land plot probably one the most beautiful in the Moscow Region.

The lake – The development is located on the banks of the Uchinskoye Water Basin, at a distance of 150-200 meters from the waterfront.

Nature - Woods, boundless water and open spaces.

Access - From Yaroslavskoye or from Dmitrovskoye highways. Following reconstruction soon to be completed, the Yaroslavskoye highway is to become the second high-speed highway in the Moscow Region.  The main access to the land plots is by the Steрankovskyoe road, but it can be reached also by the Kholmogory road and by public transport from the “Pravda” railway station.

Status – Permitted purpose of use is “for dacha construction”. Full IRD and subdivision completed.

Communications and infrastructure

Present at close range and there is ongoing development of adjacent land plots by other developers. Electrical line already present on the lot, central sewage line under construction (parallel to road). Further construction will include wells, roads.

Facilities  present within 1,5 km – At the Tishkovo Sanatorium the following infrastructure is present:

Concept synthesis

Subdivision into 21 land plots of sizes 18 to 30 sotkas (1800-3000 sqm)

Cottage sizes presumably of 450 sqm+

  • Administrative Building of 150 sqm

  • Technical areas (for communications’ infrastructure)

The cottages

The customer target group looks forward to enjoying their wealth by translating it into a way of life. The cottages, in terms of architecture and design, will have to answer to the customer’s need for distinction, sense of security, sociality, closeness and “loudness”, seeked by the contemporary Russian clientele.
